Not all radiant heating systems rely on tubing and fluids to distribute heat. These systems aren't subject to leaks since there's no fluids to leak in the first place.

While it's true that the fluid systems can run from $6-$12 a square foot, I outfitted my garage (an easier retrofit than hot water tubing) for about $3.50 a square foot and I live in a cold climate!

I live in Northern Calif. and recently completed my 2800sq.ft. garage. I bought my radiant heating system from a company in Vermont called Radiantec. My contractor and I installed it before the concrete was poured. I'm very satisfied and would highly recommend the Radiantec system.
They have a great website. www.radiantec.com
