View Full Version : 40 x 60 Attachment on a 24 x 40 3-car garage

Hello everyone, this is my first post after a couple months of lurking, my friend and I just got our construction final on the 40 x 60 building we added to his existing 3 car garage.

Its been a long process building it ourselves, taking a little longer than originally anticipated, but finally after getting the concrete poured last month, things finally got moving on a good pace before the cold weather set in.

We still have to pull the electrical permits, but in the meantime Ill just wire everything off the existing garages sub panel until we can save the funds to run the 3-phase in from the pole.

So without further delay, here are some pictures spanning more weeks than I care to mention, lol

First Inspection Passed! :D

Holes all dug for the footings. Although the plans only call for the poles to be placed on tampered ground, we're gonna toss in 3 inches of concrete as a base.

Of course the last hole of the day decided to be a bitch, or should I say the previous property owner who decided to use their backyard for a concrete dump, along with the sheets of glass and old steel parts that had to be dug out and removed by hand.

Finally got to spend a full day on the shop. Holes refilled with dirt, started framing up 2 of the walls.

Siding is finished, ridge cap installed, just need the corner trim and roof end caps installed and the exterior is complete. Roll up doors and ceiling joists are all that remain after that before we get our final.

Also looking to go a different route other than the radiant heat in the floor. Supposedly a friend of a friend has been doing heating/cooling in large commercial warehouses for years and says there are better and cheaper options, so we'll see.

After about a month of delays and friends who have concrete experience backing out of helping out with pouring the slab at last minute, my friend decided to have the slab poured by a local contractor last Thursday. It probably evened out in the end in terms of cost considering they had 6 guys and all the equipment to do it, plus made all the arrangements for the concrete deliverly, ect ect. By the time we would have rented the equipement and everything else, it was probably a lot smarter this way.

EDIT: ugh, only 4 pictures at a time? You'd think a forum that prides itself on showing off their work would allow at least 10 at a time.... this is gonna take a while :(

Exterior 99% finished. Still need to do a couple little things, but we're in good shape for the most part.

With all that room, tell me you're putting a lift in there. What's the primary use, farming or personal or what? Nice job.

I'm dreading the cost of a contractor to pour for me too. I have a lot of friends who say they've got the experience and can help, but your project looks like it started that way too, lol. Very nice finish though.

yeah its getting a lift, trying to get ahold of the local Rotary distributor for the past week or so but with the holidays its been tough. Plans are for an extended height 12,000lb symetrical 2 post lift.

Primary use at this point is personal, my friend is into power boats and Im into cars/trucks, plus I used to have a small fabrication business so I have a Bridgeport milling machine, Southbend lathe, big Miller TIG welder and a smaller MIG, sand blast cabinet, bandsaws, ect ect, and he has a big commercial CNC router table, pipe benders and a bunch of stuff himself, so between the two of us we can probably make just about anything we can think of.

The concrete was a headache for us as well, he had a friend who was supposed to help us as well, work had been slow so he offered to help anytime we needed it. As usual, the week we planned to pour he had a bunch of work come in so he bailed out on us, then the usual delays to see if he would help the following week, ect ect.... Eventually we just paid a contractor that we knew and he cut us a good deal and handled all the arrangements for the concrete and provided the labor.

Ended up going with 4500 psi fibercrete, 6" thick and put rebar down in the rollup door entrances just for extra strength. It cost a little bit more obviously, but looking back on it, it was more than worth it, especially doing it in one pour, that was a long day.

Obviously my needs aren't going to be that much, so I'm wondering if I can back off on the intensity of the pour to save me some money.

You got a lot of equipment in there, very cool. Would be cool to have some of that stuff myself for my own car projects. What kinda cars you into?

well, I still have my first car from high school which is a 1970 El Camino (SS clone), currently with a 350 bored .040 with 4 bolt mains, comp cam and holley intake/carb, M-21 4-speed and 3:31 12-bolt Posi. I have an LT1/6-Speed setup I yanked from a '95 Trans Am that I plan swap in at some point once things get organized.

Next on the list is my 1993 GMC Typhoon which I purchased about 9 years ago. Still has the stock 4.3L block, larger Precisions turbo and 3" exhaust, 50# injectors, custom chip, fully built trans and 3000 stall converter. Last time I ran it I pulled a 12.6 @ 105 mph on pump gas. I broke the front diff 6 months later out in Kansas City and its been kinda sitting since.

I have a 1998 BMW 540i/6 Sport that I bought in 2007, which I plan on swapping in an LS2/T56 from a 2005 GTO that I bought wrecked about 2 weeks prior to buying the BMW. This will be project #1 once the lift goes in.

ok correction, it will be project #2, project #1 will be to finish my girlfriends 2000 Sonoma pickup which is bagged and body dropped. I was planning on swapping in an LS1/4L60E that I pulled from a 98 Trans Am, but she has other plans now so I just need to finish up the trans tunnel and rear suspension work and toss the 4.3L back in it that it originally had.

I also have a 93 Celica that I use as my daily driver, it occationally needs some work/checkups but not too often, and I picked up a 2000 S10 last week really cheap that needs a timing belt, but I might just rebuild the whole engine and sell it.

So, plenty of projects on the plate, just need a lift to start working on them :D

I wish I had the money to expand the garage big enough to put a 2 post lift or something from Harbor Freight, but I simply don't. This will just have to hold my benches, tools and drawers and give me some place to do things out of the weather.

I might be able to move my existing wall a little bit outward to give myself more room in the garage part and make the addition strictly just a tool storage area. Maybe then I can put a slightly larger door on and make it easier to get in and out. Not sure yet, but for a 20x20 structure (hoping to be approved for it), I want to maximize my space and minimize my costs.

Any ideas? I keep tinkering with the plans because I'm not totally sure.

yeah money was tight for us as well, my friend who owns the property was very hesitant on allowing me to help financially, but I want this thing finished as much if not more than he does so besides doing 90% of the framing and ill be doing 100% of the electrical work, Ill be putting in some cash to help finish it out.

We were contemplating on punching out the back wall of the existing garage to make it 2 cars deep, but when push came to shove, we still werent going to be able to get his dually or his boats inside, nor would it allow for a lift and everything else, so it may have been cheaper, it just didnt pay.

When dealing with small spaces, the best thing to do is keep things organized, lots of shelves/racks and if you have equipment like bandsaws or other free standing machines, put them on casters so you can push them out of the way when not in use and pull them out easily when you need them.

I used to work out of a 24x24 garage and when I couldnt fit anymore things inside I ended up working on vehicles outside cause I couldnt leave the machines to get rained on, so I know where youre coming from, its definately not easy.

Yup, money is definitely tight here for this project. I'm foolishly hoping the cost of materials plus the pour really doesn't exceed a few grand. Like I also mentioned, I'll be doing 100% of the electrical myself, wiring everything ahead of time, then when we get the cable buried, just attaching it to the sub panel in the garage and turning on the juice, with fingers crossed. Obviously the framing and roofing will be done by myself and a few friends locally.

A lot of the room in my garage is being taken up by things that I just don't need in there. I don't have any benches yet, and the previous owner had some mix and match cupboards and drawers laying around, so I just started putting stuff on there too. Even started building small shelves from scrap to hold smaller things and get them out of the way. There's some space in the rafters above the car now, I'll have to clear it out and learn to get stuff up there, and find other places to hang things. I guess the addition will give me that extra space I need. A few benches and rolling Craftsman boxes will definitely help out too.

I just can't wait for spring, I'm tired of sitting and planning and not doing, lol.
