Welcome, Kutza. Congrats on your house. Looking forward to hearing about and seeing the progress on your garage build. 30 x 30 is a good size, is it going to be a 3-car? Attic storage? Mother-in-Law apartment up above?

Thank You.
The garage plans is a single floor, with lots of shop/hobby shop space.
We would use the garage for Lawn equip. storage, and all of the kids stuff too. The builder will quote me on load bearing trusses so we may expand at a later time with storage space above.
I will take pictures of the build and post up.
thanks again.

Any updates?
I am still waiting, at the mercy of the builder/contractors. I have yet to get a proper quote for the job, ie a price on the back of a business card definatelty does not count as a contractual quote.
So I wait.

Oh this would be great. I will get my 15min of fame for sure. I really mean it.
I have a meeting tomorrow in the AM with a contractor. If he is close to my budget, and shows interest in my needs for the garage he will have the Contract signed by me.
I have studied the 84 Lumber kits, and have even debated buying that and building it myself. I'm sure I could handle the build, may take me MUCH longer. Measure, cut, hammer, assemble, I could do that. It would be my first attempt, and give me an excuse to buy more tools.
Just a thought, how about a Build Party Weekend, anyone in the VA area want to come by and help erect the main structure, and have a cookout/Party? I would be even willing to put people up in a hotel if need be?

Update!!!!
Since last time:
I have found no contractor to build my stick built garage. I asked 3 of them to Go For It! No shows! No Calls returned!

Feb 25th 2007, I recieved delivery of my Miracle Truss Building. Its a 30x30, 12 foot sides, with open internal span. I baught the trusses and frame work only. I plan on putting on OSB board, and finish it with Shingles and Vynal siding, so it doesnt look like a metal garage. The open truss design gives me free space inside to add a 2 post lift later on.

Sept. 2nd 2007, Finally found a Concete contractor that came out to begin work. They ( six guys) came out and dug the footers, and formed the outsides on the first day. Tuesday camethe gravel/mix and compacted the soil. Also made in poitioned the 40 J-Bolts, for the anchors for the building. Tied in all the #5 rebar, and mesh for the slab. Also they added metal to make slab into four quadrants, incase of cracks, insteadof cutting the floor.
Wednesday, waited for the county inspector all day, finally came out and approved the footings, and Monolithic slab setup.
Thursday, began pouring slab at 815am. 4000 PSI, Fiber-Crete. 27.75 yards poured. with pad thickness from min 6 inch to 7+ inch where the lift will be eventually. The guys were done by 1pm, at that time they started the trowel machine, and this guy just went at it, he totally ignored everything around him for the next 2hrs.

I have spent all day today trying to keep the concrete sprayed down, it is in the shade, but keeping in damp.

So, all in all. I couldn't find anyone to come out and build the garage. Decided to do it myself, and use the metal trussed building. Finally found a concrete guy to do the job almost 6 mths after I baught the building. Next step, will hire a small crane and assemble the trusses up.

Here are some pictures of the slab work. Need to erase pics to take the finished slab. BTW i had to take pictures after the guys finished their work and left, I didnt want them to think I was too nerdy!

Nice going Kutza...where in Va you live? I'm in Bristol.Nice size for your garage.Anxiuos to see how things work out.I've been forever building mine, but hopefully things can move a lil faster now that i've overcome some of the difficult steps. Keep up the good work...and remember if you seem to hit any snags, ask questions.Theres some good people here willing to help and many with good knowledge of what needs to be done to make things right!

I didn't care that the contractors thought I was nerdy for taking pictures. They see it all the time. Most of them understand that these projects are a life's work for some of us. It is a growing trend that will ony get worse, I believe, that willing and able contractors will get fewer and farther between. THe jobs are not glamourous enough for most of our youth. Most contractors are portrayed as illiterate shucksters in movies and TV.
Glad to see that you didn't give up, and are forging ahead alone. We may not have all or even most of the answers that you need, but we'll be here rooting for ya. It looks awesome so far, BTW.

BAMB!
Here are the pictures as of July 3rd. Will finish all the walls on the 4th.
Then cutout for windows, and siding.
The contractor put in all the plywood, roofing shingles, and roof vent.
Once they are done, I will find the best deal on 3 or 4 windows and put them in myself. Then save a few more $$$$'S, and call the guy out to put on the siding to match the house.
then the garage doors $$$$$, openings are 9x8. and can be adjusted to 9x7 if need be.
Getting there, really, I hope no one gave up on my project and me.
Thanks, to a very UNDERSTANDING wife.
